To address this, we’ve developed a clear and strategic process designed to deliver exceptional service and ensure every client receives the top-tier experience they expect and deserve.

Step 1: Initial Consultation 

We start with a complimentary phone meeting to discuss your project goals and ensure they align with our services.

During this call, we review your objectives, confirm budget compatibility, and assess the project’s overall feasibility.

Step 2: Site Meeting 

Meet at the customer’s project location to assess overall site feasibility. 

  • A site visit to evaluate your property.
    • It is important to evaluate where the proposed house will be located. 
    • Reimer Construction prides itself on making sure the design of the house fits its surroundings.
  • Assessment of how the project integrates with the property, including lot elevations, building proximity, and overall feasibility 
    • Does the house fit the property 
    • Are there unique features that need to be considered 
    • Location of services 
    • Driveway location 
    • Where will the well and septic be located 

Step 3: Preliminary Plans & Pricing 

Should your project align with our criteria, we offer preliminary plans and pricing for a fee, beginning at $1,500 plus tax. This initial service encompasses: 

  • Discussion of potential design concepts and layout options 
    • Does the house need to be wheelchair accessible?
    • How many bedrooms are needed?
    • How many bathrooms are needed? Walkout basement?
    • Energy efficiency?
  • Development of a preliminary floor plan 
    • We will take the design concepts and draw a preliminary design. 
    • Includes one floor plan. Revisions are included in the next step.

Step 4: Preconstruction Services Agreement

If you’re satisfied with the preliminary plans, pricing, and how the design fits your property, we move forward with the Preconstruction Services Agreement starting at $8,500 plus tax. This phase includes: 

  • Detailed Construction Plans – Refining the design with all required specifications 
    • Our professional designer will meet with you to review all of the details that will go on the plans.
    • Our homes are truly custom; we design your home around you and your needs. 
  • Decide Locations – Site visit to decide the location of your house, well, septic system, and driveway. 
    • While this may seem like a repeat of the above process, we really need to make sure that everything will work well on your property. 
  • Finishes Consultation – We collaborate with you and our suppliers to select materials and finishes 
    • This can get exciting! 
    • We will guide you through this process. Either meeting with you at our suppliers or sourcing a unique feature that will make your home truly a reflection of yourself. 
  • Comprehensive Finishes List – A curated selection of finishes. 
    • Once everything has been selected, we will create a final list of finishes for your review and approval.
  • Final Construction Specifications & Pricing – A detailed breakdown of the project’s scope and cost 
    • We will obtain pricing for all the items based on the selected finishes. 
    • We will create a document with the project’s scope and will detail the costs for each item.
  • Construction Contract – Incorporating all project details into a formal agreement 
    • All the project details, costs, and our formal construction contract will be prepared for review and approval. 
  • Building Permit – Obtain a building permit. (Does not include rezoning, variances, or changing lot boundaries) 
    • We will prepare all the documents required for obtaining the building permit 
    • We will then apply for the building permit on your behalf.

Step 5: Project Scheduling 

Once the contract is signed and we receive a 10% down payment, your project is officially added to our construction schedule. 

We then move forward with obtaining all required permits, scheduling trades, and starting building.

Step 6: Project Execution 

Your vision now begins to take shape as construction starts on your property. While the site may appear chaotic, you can be confident in our proven experience. We manage the process to deliver your beautiful finished home. To ensure transparency and a smooth process, we provide weekly progress reports to keep you fully informed.  


Step 7: Warranty Phase

Rest assured that all Reimer Construction homes are covered with Atlantic Home Warranty’s new home warranty. Here is a link to the coverage.

Approximately a year after your home is complete, we will come to your home to repair any defects. 

Please note: Payment is required before starting each step of the process.
